  • Prepare a complete and comprehensive marketing strategy to sell your home at its highest possible value

  • Advise you on preparing your home for sale in order to present it in its most favorable light

  • Help you complete all the required paperwork, including all necessary disclosure documents

  • Offer suggestions and strategies for home improvements to increase the value and decrease the time it takes to sell your home

  • Help you prepare an information sheet to highlight all of the important features and amenities that make your home stand out in the marketplace

PREPARING YOUR PROPERTY FOR SALE

 

First impressions are lasting ones. The following suggestions are designed to entice prospective buyers and put the best possible face on your property:

  • Look at your home from a buyer’s perspective. Try to be objective and honest

  • Create a spacious, open and inviting feeling in the home

  • Make sure the front entrance area is immaculate and uncluttered. Again, first impressions count for a lot

  • Ensure a clean environment, including odor free (remove the source, like litter box, etc) and clutter free rooms

  • Keep pets out of the house or caged during showings

  • Give buyers a clean slate. Remove all personal eccentricities like hanging beads, wild posters, the marlin you caught in the Caribbean, etc.

  • Organize and clean out closets. A neat and well-ordered closet shows that space is ample

  • Have the yard, grass and shrubs trimmed and manicured

  • Add color to your yard by planting flowers or flowering shrubs in flower beds or pots and get rid of dead or dying plants

  • Be sure that the roof and gutters are clean and free of obstructions like leaves and pine needles, and are in good physical shape

  • Clean out the garage of everything but cars. If yours has become a two-car attic, throw out or donate the excess

Address Changes

  • Give Post Office change of address notification

  • Notify friends, relatives and businesses

  • Change address on subscriptions and publications

  • Notify your auto and life insurance companies

Health

  • Notify your insurance company with new address

  • Ask your doctor and dentist for referrals

  • Transfer records, x-rays, birth certificates, etc.

Community

  • Contact utility company: gas, electric, water, scavenger

  • Contact delivery services: newspaper, laundry, etc.

  • Contact church, clubs, civic organizations, get letter of introduction

Don’t Forget

  • Don’t forget your pets: ask about regulations for licenses, tags, and names of veterinarians

  • Make sure you have enough cash or traveler’s checks to cover moving expenses

  • Carry jewelry and documents yourself

Upon Arriving at Your New Home

  • Check your telephone, gas, electric, water

  • Check pilot lights

  • Arrange for services: schools, DMV, medical, dental, etc.
